Central Noosa, also known as The Junction is where the main high street shops are including Coles & IGA. Here you can find family homes and units all reasonably priced. Noosa Hill is predominately resort property, however is also home to some magnificent properties set high on the hill that have views North over Laguna Bay. Within Noosa Heads is Noosa Springs, a gated community surrounding Noosa Springs Gold Course and has large properties starting from $1m to $3m overlooking the greens.
Also under the Noosa Heads postcode of 4567 is Noosa Sound and Little Cove. Noosa Sound is situated on man made canals only a stones throw away from Hastings Street and Noosa Main Beach. Hastings Street has many boutique shops, world class restaurants, the famous Noosa Surf Club which is positioned on the Noosa Main Beach with amazing views of Laguna Bay and Noosa National Park. Hastings St offers luxury beachfront and non-beachfront property, where each unit is privately owned and managed by the resorts. Non-beachfront units start at around $350,000 and beachfront apartments start at $900,000. Some beachfront apartments have sold in excess of $6,000,000 and when you see the views from these apartments you realise why.

Tewantin is a small village on the Noosa River which was originally a timber town and the river port for the Noosa area. Today Tewantin is home to shops, cafes and the Noosa Marina. Tewantin has a great community feel, good schools and is a very affordable area. Average sale prices range from $400,000 to $600,000 and most properties are on a larger blocks.
Noosaville is home to Gympie Terrace, which has been attracting tourists for many years. Gympie Terrace runs along the Noosa River and has many restaurants, cafes and is where theNoosa Yacht Club is located. Along Noosa River you can hire a jet ski, boat or kayak to explore the river or you can board the Noosa Ferry to travel between Noosa Marina and Hastings Street, The Sunset Cruise is especially popular.
Property really varies here and is dominated by resort property at all prices. If you’re looking for a low priced holiday unit, there is usually an abundance of choice mixed in with some luxury apartments.
Sunshine Beach has some of the best property in the World and is where the rich and famous call home, or for at least part of the year. The Sunshine Beach community centres around the Village, where you will find all the locals having coffee and socialising. In the Village you have everything you need, a local deli, convenience store, coffee shops and restaurants. Mooshka is a great hang out for happy hour with specials most days, whilst ‘off the hook’ is the place to go for fresh fish & chips. The Beach is great for surfing and is patrolled by the local Sunshine Beach Surf Club. The North end of Sunshine Beach is a dog beach where dogs play freely in and out of the ocean. There is also access to the Noosa National Park from here which leads to Alexandria Bay and around to Noosa Main Beach.
Entry level for homes in Sunshine Beach is around $750,000 with Beachfront homes selling up to $10,000,000. There are lots of holiday units and resort property here that can start at $500,000.
Sunrise Beach, Castaways Beach and Marcus Beach offer great family homes at all levels. It also has some magnificent gated beachfront communities that give the lucky owners direct access to the beach. Most pockets of Sunrise Beach have pathways that lead under the David Low Way straight to the beach and is usually only a 5-8min walk. The Beach along this stretch has a patrolled area, a dog free area and is a much quieter option for people looking to escape the crowds. The surf here is usually uncrowded and it wouldn’t be unusual to have a wave all on your own whilst watching the dolphins play. The local shops have two of the best shops in the Noosa Area, ‘Billy’s Butchers’ and the ‘Sunrise Bakery’.
Property prices range from $450,000 at entry level, up-to $2-8m for a beachfront property. The area is tightly held as most locals raise their families here.
Peregian Beach is fast becoming the place to live on the coast, with a great village vibe offering many restaurants, cafes and boutique shops. There is a variety of property in this area surrounding the beach that offer the best of both worlds with ocean and hinterland views.
Peregian Beach is also home to The Peregian Originals. The Peregian Originals is an open air community event which celebrates original live music in a casual outdoor beachside setting. This event is held on the second Sunday of every month where people of all ages come to dance and enjoy the live music that is funded solely from donations.
Entry level for homes here is around $500,000 with property closer to the beach between $1-3m.
Peregian Springs has really developed over the past few years into a thriving family community offering a great lifestyle with affordable property, fantastic schools and is close to the Beach with easy access to everything on the coast, including the shopping centre at Maroochydore.
Peregian Springs is also home to a golf course and one of the best private schools on the coast,St Andrews Anglican College.
Property is dominated by houses here and can range from $450,000 to $1,000,000 with the average sale price around $600,000.
